Booking Terms & Conditions

Our tariffs

Guests are invited to stay at Rhiw Wood Treehouses for a minimum of three nights. 2024 rates start from £58 per person per night mid-week (Monday to Thursday). Three-night weekend stays (Friday to Monday) start from £77 per person per night. We give a 15% discount to all breaks of seven nights or more. Arriving after 4 pm and departing before 10 am on the leaving day. If you have any queries regarding our tariffs, please contact us.

Booking a stay

Please complete the online form or call us with your full details. We will then check the availability as soon as possible and if free will confirm this to you. Having confirmed availability to you, booking is secured upon receipt of the 25% deposit. When booking, it is important that you inform us of any special needs that any of your group may have. Amendments to your booking can be made up to 6 weeks before your arrival.

Payment

BACS payment is preferred, we will forward our bank details once your booking is confirmed. The balance payable is due 10 weeks before your arrival date. If your booking is made within 10 weeks of your planned stay with us full payment is required.

 

Cancellations

Once your booking is confirmed you are advised that this agreement is a legal contract and any deposit you may have paid is non-refundable. If you need to cancel your stay with us, please confirm this to us as soon as possible in writing by email to rhiwwoodtreehouses@gmail.com. Once you have booked your stay, it is advisable that you take out cancellation/ holiday insurance which is inexpensive. Once full payment has been made, you will not qualify for a refund if you wish to cancel your booking. If you want to swap to an alternative date, then this is possible in certain personal circumstances, (there may however be an additional charge due to the variation in seasonal pricing). We would require a minimum of two weeks' notice of your break here to re-sell theses dates and will do our very best to do so. However, if we cannot fill the booking, we are unfortunately unable to process any type of refund. 

 

Data

Any data gathered during the course of this booking may be held only for the purposes of dealing with your booking or marketing purposes. Please refer to our privacy policy.

 

Damages

 You are responsible and liable for any breakages and damages to the accommodation, contents and outside area caused by any member of your group, please report these as soon as they occur. We do not normally charge for minor breakages or damage, but we may send an invoice for repairs if breakage or damage is significant, or you failed to report these damages before your departure. 

 

Unavailability

If due to unforeseen circumstances, Rhiw Wood Treehouses are unavailable for the dates that you have a confirmed booking, we cannot accept any liability or costs arising from such an event. We will do our utmost to agree an alternative date or dates or accommodation with you, but in the event that this is not possible, we will refund any payments received from you in full as quickly as we possibly can.

 

Liability

We do not accept any liability for any damage loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by ourselves, or our employees or contractors whilst acting in the course of employment.

 

Privacy Policy

This privacy policy sets out how Rhiw Wood Treehouse uses and protects all of the information that you give us when you use this website or make contact by telephone or email. Should we ask you to provide certain information by which you can be identified when using this website, you can be assured that it will only be used in accordance with this privacy policy. We are committed to ensuring that your privacy is protected at all times. Rhiw Wood Treehouses may change this policy from time to time by updating this page. You should check this page regularly to ensure that you are happy with any changes. Effective date from 1/8/2023

What we collect

We may collect the following information:

Name, contact information including email address, demographic information such as postcodes. Also other information relevant to customer services and all offers.

What we do with the information we gather

We require this information to understand your needs and provide you with a better service and for the following reasons:

  • we may periodically send promotional emails about new products, special offers, or other information which we think you may find interesting.

  • From time to time, we may also use your information to contact you for market research purposes. We may contact you by email phone or mail.

ACCESS STATEMENT - SELF-CATERING HOLIDAY LETS

INTRODUCTION

  • We have 2 holiday treehouses on a working hill farm Rhiw Farm, please note we have some slopes and steps in and around the treehouses. 

  • The farm and treehouses are accessed by a tarmac single lane road from the A481 in Hundred House village. There are plenty of passing areas along the road. The stone track to the Treehouses is good, please drive slowly.

  • We are 6 miles away from good local town amenities including a grocery shop, butchers, post office, newsagents, tea shop, garages, pubs, doctor’s surgery and playing fields with play area.

PRE-ARRIVAL

  • We have a website www.RhiwWoodTreehouses.co.uk on which photographs can be viewed. 

  • Bookings and enquiries can be made via email or phone as above.

  • The nearest bus stop is 6 miles away in Builth Wells, with buses to Newtown, Brecon and Cardiff.

  • The nearest train stations are Builth Road, 6 miles away, and Llandrindod Wells, 10 miles away. We recommend Pro Cabs, telephone 01597 822877. There is a taxi rank and parking at Llandrindod only.

  • We provide a ‘welcome’ hamper on arrival which includes (subject to availability) semi-skimmed milk, crisps and homemade Welsh cakes. Also provided are: tea bags, instant and filter coffee, sugar, salt, pepper, olive oil, vegetable oil, toilet paper, hand soap, together with basic cleaning materials and dishwasher tablets.

  • We also provide a “get inspired”hamper, your surroundings may inspire you to write your first poem, draw a tree or sketch your family. 

  • Online supermarket deliveries from Asda and Tesco are possible. 

  • Detailed directions to the Treehouses will be sent, as well as further treehouse information.

 

ARRIVAL & CAR PARKING FACILITIES

  • The treehouses are accessed through a wooden gateway via the road as indicated on the directions. The gate is kept closed for animal movements and to keep everyone inside the wood safe. 

  • Please use the parking areas adjacent to each treehouse. Additional parking is available on the left as you go past the “wishing throne”. The car parks are well lit and gravelled. There is a paved area to manoeuvre a wheelchair. It is well lit with sensor lighting. 

  • The entrance to Cnocell is up a slight ramp (1m wide) accessed by a door of (95cm wide) and is hinged on the left.It has a threshold of 20cm.

  • The entrances to Oolert is as above except the ramp to the front door is (120cm wide) and there is a second entrance from the decking area via metal steps.

  • The treehouses have names outside their main doors and all have a manual outside light.

 

OUTDOOR AREAS

  • Fire Pit & BBQ area

  • Each treehouse has a paved and gravel patio area with patio furniture available all year round.

  • Each treehouse has a decking area, accessed from the lounge over a 20cm threshold. This can become slippery when wet. Oolert has access directly to the den below and wood via metal stairs.

  • They both have all weather beanbag seating 

  • Cnocell has a bistro table and chairs (height to seat 43cm) for 2 persons

  • Oolert has a raised day bed reached by two steps in the den. 

  • It also has undercover bench seating and a table for outdoor dining.

  • The Wood is accessible from many points, and the area must be respected and preserved at all times. It has many dangers if due diligence and care are not adhered too. It is a natural Wood, has no defined pathways only old sheep trails which zig zag throughout. It can be very slippery under feet and so suitable footwear is essential. Branches and leaves fall regularly. Many animals, insects and birds live here all year round and cause debris and fouling. Children should be supervised at all times. We hold no liability for damage or injury whilst walking in the Wood.

 

REFUSE

  • Each treehouse has its own storage area by the front door for refuse and recycling bins (details of recycling are given in the information pack in the cottages on arrival), logs and kindling, muddy boots can be stored here too.

 

GENERAL DECOR:

  • These are both decorated with cedar clad walls, Cnocell left bare, Oolert painted white, charcoal coloured pvc double glazed window frames, with contrasting wooden flooring throughout plus rugs with non-slip backing. 

  • The fully integrated kitchens are modern charcoal in colour with white marble effect worktops. The bathrooms have white suites and non-slip dark slate tiles. The main stairs and balustrade are in wood. The treehouses are well lit with a combination spot and lamp lighting and good natural light. Bedding consists of hypoallergenic duvet and pillows, with cotton bed linen. 

 

KITCHEN & DINING AREA

  • The main entrance leads directly into the fully integrated kitchen area with:

  • Worktop height is 90cm

  • Single oven/grill, drop down door, height of lowest shelf is 50cm, accessible from both sides

  • Ceramic halogen hob – with 4 burners and turn knobs

  • Extractor fan

  • Microwave – on worktop

  • Kettle and toaster – on worktop

  • Dishwasher

  • Fridge with ice box, door hinged on right

  • Integrated full Freezer, door hinged on left

  • Wine cooler with right hand hinged door

  • Integrated washing machine inside a left had hinged cabinet

  • Integrated dishwasher in cabinet with pull down door

  • Stainless steel sink and left hand drainer,  lever control tap

  • Drawers x 3 under counter housing cutlery and equipment

  • Utensil pot by splash back of cooker

  • Most storage is at worktop height or below.

  • At least 2 metres free space in the kitchen area

  • Dining table – 180  x 100cm. Height 78cm with 3 chairs (height 46cm) and a bench (seat height 51cm).

  • DAB radio/speaker player in the dining area

  • A notice board beside the main door on left.

 

LOUNGE AREA:

  • The front entrance leads straight into the open plankitchen/ lounge area and is open to the stairway and daybed area

  • Oolert has a corner sofa with removable cushions (some feather) space for 7 people. Low seat height 21cm

  • Cnocell has a swing seat which seats 2 persons.height 46cm

  • Both treehouses have red leather kingsize sofabeds, suitable for wheelchair users. Very simple to use, one movement to open and close

  • 2 portable round coffee tables made from Oak from the wood 

  • Full size single day bed (59cm floor to top of mattress) in an area underneath the stairs that can provide additional seating or sleeping

  • Smart TV with free channels and apps including Netflix

  • Free space of at least 2m2 clear of doors and furniture providing coffee table is moved

  • Boxes can be found under the reading nook with a selection of books, magazines, games and visitor information file

 

BEDROOM 1

  • On the first floor landing there is a full length mirror 

  • Off the 1st floor landing, door width 80cm, hinged to the right. 12 steps (20cm each) up to the first floor area with hand rail to left

  • King size bed, height 52cm to top of mattress.

  • Bedside table on left side with single drawer

  • Dressing table, height 68cm with 1 drawer. Hair drier provided

  • Wardrobe with hanging space, cupboard with shelves (lowest height of which is 100cm from floor)

  • Bed is movable by up to 90cm if more space is required to one side

  • Largest free space clear of doors and furniture is 130 x 140cm

  • Full height sliding doors with key

  • Glass Juliette balcony (H 110cm)

  • Full length mirror

  • Tower bladeless heater/air conditioner unit

  • Cnocell has a chair (H 45cm) and coffee table

  • Oolert has a chaise and table

 

BEDROOM 2

  • Entrance door 80cm wide hinged on left

  • 3 single beds, height 72cm floor to top of mattress, width 90cm x 190cm or two beds together form a superking bed width 180cm.

  • Bedside table/stool between

  • One opening lockable window

  • Built in wardrobe rail height 90cm from floor

  • Beds are movable if more space is required to one side

  • Largest free space clear of doors and furniture is 130 x 160cm

  • Wooden drop down dressing table and lighted mirror above

  • Tower bladeless heater/air conditioner unit

 

HOT TUB AREA

  • Cnocell has its tub in the den beneath the ground floor

  • Accessed down a steep gravelled path. 

  • Hot shower, hooks and moveable mat

  • Seating and coffee table - all undercover

  • Please see hot tub rules and adhere to the warning sign to keep everyone safe and prevent damage

  • Caution as the slabs may become slippery 

  • Towel hooks for robes

  • Take care when using the 3 steps to enter/exit the tub

  • Please bring your own towels if using the tub

  • Oolert has its tub on the decking on the ground floor accessed via the lounge

  • The same rules apply as above

 

BATHROOM/SHOWER ROOM

  • Off the kitchen - door width 80cm hinged on the right with switch lock, accessible from outside

  • Toilet seat height 43cm

  • Washbasin – height from floor 78cm. Shaver point to the right of the mirror 180 from floor

  • Fixed shower, 1cm lip into tray, glass to left. Thermostatic lever turn shower controls 120cm from floor

  • Soap/shampoo shelf in shower corner 145cm from floor

  • Free space in shower room (free of doors and furniture) is 86 x 160cm

  • Heated towel rail to right of washbasin 112cm from floor, on/off switch behind door

  • Hooks on wall 

  • Moveable shower mat

  • Shelves and drawers in vanity

 

ADDITIONAL INFORMATION

  • A visitor information folder is available with instructions for all electrical equipment and further general information regarding the treehouses and their surroundings

  • Most mobile phone networks work well in the area.

  • We have a no smoking policy in the treehouses, Wood and Den. Smoking is only permitted in the fire pit areas only.

  • Pets are not welcome due to the farm animals and wildlife on your doorstep

  • Access dogs are welcome

  • WIFI is generally very good. Some TV channels can struggle on occasion. 

  • Fire assembly point in the car park by the wood entrance.

  • Brochure and information folder can be produced in large print
